Courts, construction experts, and lawyers typically categorize construction defects in one of four broad categories: design deficiencies/defects, material deficiencies/defects, construction deficiencies/defects, or subsurface deficiencies/defects. 

Expansive soil conditions are present throughout Arizona and must be considered by any Arizona home builder.  If not properly planned for, expansive soil conditions may result in cracked foundations or floor slabs and other subsequent damage to the building. If such soils are not properly compacted, designed, and prepared for adequate drainage, it is not just likely – but probable – that the property will experience problems such as subsidence, moving or shifting, or flooding.
